Any changes on our Standard Plans must stay within the standard plan dimensions, as defined as a “Colorado Dream Homes Inc. Standard Plans”.  Any change to “Standard Plans” cannot affect structural plans. Structural changes to our “Standard” plans are allowed by a Modified Standard Plan* An extra charge will be incurred by owner for upgrades and options added.

Our qualified staff obtains all necessary permits, on behalf of owner, required for building their home!

Complete Home Package Includes Turnkey Construction, All Site Work, and Complete Foundation

Site: Site Analysis, Site Preparation, and Driveway Installation (25’linft/12’ wide, 3”Base w ¾” Finish Gravel*)
Utilities: 25’ linear ft. of, Water, Sewer, Gas, Electric Lines (Secondary Line) included in quoted prices. Septic, Well/Cistern Water Systems, and Connections or Impact Fees by Utility Companies or public officials are not included in our standard price and are an offsite extra to an owner. We are a Certified Septic System Installer.*
Foundation: Stemwalls and footers are built with Insulated R-10 Foam Block and  is used with 3,000 PSI concrete. The garage floor is a 4” thick slab using 3,000 PSI concrete with reinforced rebar in slab.  All concrete installed as per plans and specifications, UBC code or better.

Framing Exterior Walls, Ceilings and Floors:

We construct our unique 12” Thick Super Insulated Energy Building System with # 2 Pine, or equal, double wall construction. Then we completely cover our home and garage space with 5/8” CDX exterior plywood, covered with Tyvek house wrap, or equal.
Sub Flooring:  Silent Floor Wood Engineered Joist System or equal, with ¾” CDX Plywood sub-floor.
Garage:  Exterior walls 2 x 6” R-19 fiberglass insulation, drywall,  painted, with Attic Access Ladder.
Insulation:  Exterior walls living area 12” thick R-38 fiberglass batt insulation, interior mechanical & bathroom walls 4” thick with R-11 fiberglass batt insulation, Garage exterior walls 6” with R-19 fiberglass batt insulation. Over 35 different Energy Saving Techniques are use in our homes.
Windows:  R-3, Double Pane, Low E, Better Built or equal, thermopane sliding welded vinyl windows.
Exterior Doors & Trim: Doors are Metal Insulated, weatherstripped, four raised panel with upper window. Trim is Miratek, or equal offering a 25 year manufacturers warranty
Garage Door: 16’x7’ four panel, raised metal insulated, automatic overhead garage door & opener
Roofing & Facia: 5/8” CDX Exterior Plywood Sheeting, Water and Ice Guard (total roof coverage). Then we install easy maintenance metal roofing and drip edge 29 gauge Pro Panel, or equal.  Facia is installed with low maintenance metal facia 29 gauge Pro Panel, or equal. Never needs painting!
Heating System:  Gas Forced Air Heating 95% Energy Efficient, and insulated duct work.
Plumbing and Fixtures: Moen faucets, or equal, Sinks (Kitchen and Baths), On-Demand hot water heater, copper piping, (1) whole house filter, (2) one piece fiberglass tub-shower, super insulated plumbing pipes, and exterior hose bibs.
Electric and Fixtures: Energy Star or equal, fixtures including ceiling fans. Placement of outlets and fixtures,  indoor and out as per code and plans and specifications. RG-6 cable for satellite-cable TV lines.
Mechanical Room: Separate Room that houses all mechanical, with in-floor drain, metal sheeted floor.
Exterior Siding: Low Maintenance Vinyl Siding, several colors-styles, to choose, or you can upgrade to prestained cement board, real log siding, cedar, or stucco.
Decks: Choice of Low Maintenance Trex, or redwood, or equal. Decks and rails are included as per plan.
Crawl Space: Super Insulated, Vapor Barrier, Drain to daylight. Our crawl spaces provide Easy and complete access to all mechanical and water shut off systems. Sump pumps available as an extra.

Decorating Service:  Decorator available to help owner in selecting design and colors for their dream home.

Countertops: Custom made Countertops, Ceramic Tile or Laminate, Wilson Art or equal, with oak/wood trim.
Ceramic Tile: Window Sills 12”x12” Ceramic Tile with oak/wood trim. Floors and Countertops are 12”x12”Ceramic Tile where indicated on standard plans.
Flooring: Ceramic Tile in Entry, Kitchen, Pantry, and Baths, quality Berber carpet, 3/8 pad, in all living areas.
Interior Doors-Carpentry: Interior doors  3/8” hollow core raised panel Colonist, or equal. Airlock doors metal insulated ½ and full light. Shelving in closets as per plan
Wardrobe Closet Doors: Your choice of mirrored w/finish, or wood, colonist, or equal.
Door finish Hardware: Door hardware Schlage, or equal.
Shower/Tub Glass Enclosure:  Included in master bath, glass enclosure on track, clear or obscure.
Interior Finishes; Curved Walls where indicated on plans are standard.  A complete selection of interior/exterior painting choices are available to owner.  Drywall, “orange peel” texture, bullnose or straight edge trim included.
Finish Hardware Package: Towel bars, toilet paper holders in bathrooms, as per plans. Many finishes available.
Appliance Package: Sears Energy Star Kenmore or equal, 22 cu. ft. Side by Side refrigerator, sealed burner gas range, microwave/hood combination, dishwasher, and garbage disposal.
Window Coverings: Metal Mini-blinds, Garber or equal on windows, and vertical blinds on all  sliding glass doors.
